How long does it take to build a home?
Generally single storey homes can take between 6 to 10 months from the time the slab is poured.
Two storey homes you allow for around 12 months from the time the slab is poured.
You will need to allow around 3 to 4 months for the buildings approvals.
How do I start the process?
The first step is to see a Designer or Architect. Depending on your requirements once you have your design you can either submit for tendering yourself or let a broker do the hard work on your behalf.
What approvals do I need?
For projects that comply with the Territory Plan, making your project DA Exempted, than Building Approval is all you will need and this can be done through a building certifier.
If your project is not DA Exempted than you will need Development Approval through ACTPLA.
What is practical completion?
Practical completion means the renovation/extension is complete, however it may still a few finishing touches still outstanding. At time of handover, a Practical Completion inspection will be made by the One M group along with the clients, and any defects if any will be noted and rectified..
How long is the council approvals process?
As a guideline the Council building approvals process takes approximately 12 weeks. This may differ depending on the time of year, Council requirements, buildings procedures and administrative resources. One M Group are highly experienced in liaising with both ACTPLA and QBN City Council to seamlessly navigate the building processes on your behalf.
Please appreciate that the number of building applications either Council may be processing at any one time can vary, therefore occasional delays may occur. Will the builder regularly on my job ?
Can we still live in our house through the extension / renovation ?
It will depend principally on the design of your extension and renovation and how much of the existing house will be affected. If it is possible and it is safe, than One M Group has no problem working with the clients to help them stay in their home.
What is the difference between a Renovation and an Extension ?
Commonly a renovation is within the existing walls of your home, they can be as small as an ensuite, or as large as removing walls for an open plan kitchen living.
Extensions are, pushing out, adding on more floor area to making more room, most of the time an extension will also involves a renovation of the existing as well.
Do I need anything in addition my new plans ?
You will a set of Engineering plans to detail the structural elements of your new home, theses plans can be arranged by yourself, the designer or your builder.
